What lease terms do you offer?
We have lease terms between 2 and 12 months.

How much is the application fee?
A $50 application fee is for each applicant. A $300 holding fee is due once the application is approved to secure the apartment and will be applied towards first month rent.

What is the income requirement?
Income requirements vary by community. At Trexler Park, the gross monthly household income must equal at least 35% of the rent. At Trexler Park West, the required rent-to-income ratio is 36%. Applicants must also provide proof of income, which is verified through our third-party service, Snappt.

Is renters insurance required?
Proof of renters insurance is required at move in. Minimum insurance requirements are $100,000 of liability coverage and $10,000 for personal contents. Once you sign your lease, you will receive a link from Assurant where you can either upload a policy from a carrier of your choice or purchase a Pay-With-Rent policy.

Can I pay my rent online?
Electronic payments are required. Rent payments can be made through the resident portal. ACH payments are not subject to a convenience fee. Credit cards including MasterCard, Visa, and American Express are accepted; however, these credit card payments incur higher convenience fees compared to debit card payments which also incur fees based upon the amount of money being processed on the card.

Are utilities included in the rent?
Utilities are not fully included and vary by community. At Trexler Park, electricity is in the resident’s name with PPL. Gas, water and sewer, and trash are billed back. For efficiency apartments, utilities are included except for trash. At Trexler Park West, electricity is in the resident’s name with PPL and gas is in the resident’s name with UGI. Water and sewer and trash are billed back. Residents at both communities also pay a $55 monthly internet fee, which includes 1 gig internet service through Verizon.

Is parking included?
Yes. We offer open, unassigned parking for residents. EV charging stations are also available near the leasing center for convenient resident use.

Is the community pet-friendly?
Yes, two pets per apartment are allowed with no weight or size limit. All applicants are required to create a pet profile with Pet Screening that includes a photo and other documentation as well as answer some questions about their pet. A fee is required to setup the profile. Breed restrictions include Pit Bulls, Bull Terriers, American Staffordshire Terriers, Rottweilers, German Shepherds, Dobermans, Chows, Presa Canarios, Akitas, Wolf Hybrids, and Huskies. This applies to full or partial breeds. Applicants with service or support animals must submit documentation to PetScreening for approval. Emotional support animals need to be registered, and pet screening will approve all documents related to them.

What schools are nearby?
The communities are located within the Parkland School District. Nearby schools include Cetronia Elementary School, Springhouse Middle School, and Parkland High School. Residents are also close to several higher education institutions, including Muhlenberg College, Cedar Crest College, and Lehigh Carbon Community College.

What transportation options are nearby?
Trexler Park offers easy access to major commuter routes including I 78, Route 22, and Route 222, making travel throughout the Lehigh Valley and beyond simple. The community is also served by LANta regional bus routes and is approximately 15 minutes from Lehigh Valley International Airport.
